Condo and Townhome Dryer Vents in Tampa

A dryer in a Tampa condo or townhome often sits a long way from fresh air. The vent crosses a ceiling, climbs to a roof or joins a building riser, and all of that makes it fill faster and harder to clean.

The townhome roof vent

Common in SoHo, Hyde Park and the newer rows across New Tampa and Westchase: the laundry is on the second or third floor and the vent goes straight up through the roof. Lint has to be pushed uphill and collects in the cap. It is cleaned from inside with rods and from the roof, which means a ladder and sometimes the association's permission to be up there.

The ceiling run to an outside wall

Mid-rise and garden-style condos often run the vent through a dropped ceiling to the balcony or an exterior wall. These runs are long, have several bends, and are frequently near or past the 35-foot equivalent length the code allows. They need cleaning more often than a house vent.

The shared vertical riser

Many high-rises downtown, along Bayshore and in the Channel District connect each unit's dryer to a vertical riser shared with the units above and below. The Florida Community Association Journal notes that most condo buildings four floors and higher have a dryer riser, and that most only need cleaning every two to three years, provided each unit's own connection is kept clear. Riser cleaning is a building job, done from the roof, scheduled by the association.

Who is responsible for what

It depends on the declaration of condominium, and Florida associations do not all draw the line in the same place. The usual split is that the owner looks after the dryer, the transition hose and the in-unit section, and the association looks after anything in a common element: the riser, the roof caps, ducts in shared chases. Before booking anything, ask the manager for the maintenance schedule and whether the board uses a contracted vendor for risers. Read the declaration if the manager is not sure. If it is genuinely disputed, that is a question for a Florida condominium attorney, not a vent company.

What owners can do between cleanings

  • Clean the lint screen every load and wash it with soapy water every few months; dryer sheets leave a film that blocks it
  • Replace foil or vinyl transition hose with semi-rigid metal and keep it short
  • Do not push the dryer flat against the wall; a crushed hose is a blocked vent
  • If loads start taking longer, tell the manager; in a riser building, your neighbors may be noticing too
  • Never vent a dryer into the unit, a closet or a lint box as a permanent solution

Booking it in a building

Condo jobs take more coordination than house jobs. The company may need a certificate of insurance on file with the association, an elevator reservation, and roof access for the termination. Some buildings only allow work at certain hours. Find this out from the manager first and pass it on when you call; it saves a wasted trip.

Common questions

Does my condo association have to clean my dryer vent?

Only if your declaration makes that part of the vent a common element or gives the association the duty. Many split it: the owner handles the unit section, the association the riser or exterior parts.

How often should a long condo vent be cleaned?

Every six to twelve months for runs near or over 35 equivalent feet. A building riser is commonly cleaned every two to three years.

Can the vent be rerouted to a shorter path?

In a townhome, sometimes. In a condo, rarely, because the exterior walls and roof are usually common elements and the association has to approve any new opening.

Our whole building has slow dryers. What now?

That points to the riser or the roof caps. Raise it with the board; a single owner cleaning their own section will not fix a blocked riser.
